Matador, Texas; Population 571 according to the United States Census Bureau in 2021. Its the textbook definition of a small town. Those West Texas sunsets are amplified by the still silence of God's country. Not to mention Motley County is one of the least "light polluted" areas in West Texas, so when I say the stars are as bright as some of the Christmas decorations you will find around town, I am not kidding.
My new listing of 820 Comanche Ave in Matador Texas, hit the market yesterday (01/01/2024), just in time for the New Year! This property is owned by my great grandmother, and my family has taken very good care of the property. The has been roof completely replaced this past fall (2023), AC Unit has been replaced, and a Tornado/Storm Shelter was placed on the property several years ago!
With the asking price at $155k, the home is 1,640 sq ft with 3 bedrooms and 2 bathrooms. As you walk in the front door, you enter the living room with hardwood flooring and a direct line of sight of the kitchen, dining room and back door! Down the hallway are the 3 bedrooms with carpet, guest bathroom, master bathroom and the pantry. From the dining room, you will see the utility/laundry room with plenty of storage. The home is on city water and city sewer, but the automatic sprinkler system is directly sourced to the well, with the well house in the backyard!
Speaking of the backyard, you will find plenty of space for your kiddos and or pets to run around in. Right outside the backdoor is the Concrete Storm/Tornado shelter. Only a few times since my great -grandmother has lived there, that she has had to rush out and use it. This past June, tragedy struck in Matador. A wicked EF-3 (almost EF-4) Tornado hit the West side of town. While the town was at its worst, Texans from all around jumped in their vehicles and made the trek to Matador to help. Sadly a few lives were taken during this crazy storm and more were left injured. Our thoughts and prayers go out to those families who are still picking up the pieces, and or rebuilding their lives from the ground up. It is always a bonus when a property comes with some sort of a storm shelter, especially in those moments of chaos.
From the back porch, you will see the permanent swing set to the East, surrounded by gravel and the Cedar post fence. The rest of the backyard is grass! A convenient door accessing the 24x30 shop is also found in the backyard. The shop has two windows, a door, and two sliding bay doors on the East side. You can access those doors coming from the driveway as well!
On the SE side of the property, next to the shop, there is covered parking for your RV or other vehicles.
This beautiful property has been a blessing for my great-grandmother and our family. I only hope it will be a blessing for the next owner!
